The escape window is on that side because if the Hi-Lo was flipped on the door side in a storm, there would be no way to get out.

If it has an air conditioner you should remove it...

If it has an air conditioner you should remove it and put in a new seal, this is just my opinion but repair and seal the roof first before replacing the ceiling. Spray with a water hose to make sure...
